As we’ve discussed before on various media we are currently in negotiations with Our Domain South East (Greystar) about the service costs of the previous years. Please go through this long post and give us feedback on Whatsapp.
Many residents believe we’ve all been paying too much for things that we are not supposed to have to pay for.
The main points are
Gymfee +/- 17 euro per month (not allowed as this service is not necessary for living in the apartments and it’s a commercial for profit property accessible for outsiders) we aim to get an opt out and return money of the previous months up to 5 years ago
The following have a financial expiration date of 3 years and have to be addressed through the Huurcommissie (rental tribunal):
Common areas +/- 21 euro per month ( not allowed as this area is not necessary for living in the apartments, at most costs of the furniture might be allowed to be charged but even that is debatable)
Service desk +/- 10 euro per month (this includes 3 euro for mypup) (according to the contract, these employees do tasks that are normally a landlords responsibility and thus should be included in the flat rental fee, besides this there is no overview as to who does what and how much it costs nor receipts for the expenses).
Maintenance +/- 6 euro per month (this includes maintenance contracts and small repairs in common area but is unspecified for the most part, no overview is given and in most of peoples experience these people also work on a lot of landlord jobs (fixing things that are landlords responsibility))
Finishing and furnishing, everything that’s fixed to the apartment can not be charged outside of the flat fee rent. All furniture and finishing that’s not fixed can be charged. No receipts have been shared and this fee is deemed way too high based on the average decoration within the residents apartments.
2nd bicycle fee 10 euro, we believe people who rent a 2 bedroom/bathroom apartment and couples who rent a room should be accommodated with a free second bicycle spot. As there is only limited availability, monitoring can still take place at the start of renting an apartment.
We believe these costs add up to quite a lot of money per tenant per month and thus should be returned to the tenants.
We appear to not be getting closer to a deal and might be forced to take legal actions to have the money returned appropriately.

Legal fees will be covered by Woon and it’s legal fee subsidies and foundations.
at most a legal fee of 10 euro might be charged for the rental tribunal.
For all residents who pay 879,66 euro per month for their rent (not including their service fee) will have to start a case at the rental tribune.(mostly east house)
For all the other residents (mostly north and west house) will have to go through the local district court.
Next to that, gym fees also have to be taken care of through the local district court.
No personal data will be shared without your explicit permission, in case of proceedings personal info is necessary.
Please know that residents can NOT be evicted based on the fact they started legal procedures. Residents with a temporary contract (5 years) have a possibility of not having their contract extended, we do not know if legal procedures or increased market prices during those 5 years would be the cause for not extending a contract.
